Terms of service
What you get from page51, what it costs, and how you can leave. Written to be read, in short sections.
Last updated 1 October 2026
1. Who we are
page51 is run by FOUNDRY51 LTD, a company registered in England and Wales, company number 17477005, registered office 71-75 Shelton Street, Covent Garden, London WC2H 9JQ, United Kingdom. In these terms “we” and “us” mean that company.
“You” means the business that signs up with us: a property manager, an agency or anyone else letting places to guests. You use page51 for your business.
You can reach us at company@page51.ai. A person reads that address.
2. What we do for you
- We build a website for your places from your own listings and photographs, on your own domain, linked to the booking system you already use.
- We host it. There is nothing for you to install. You point your domain at us once, with our help; your email stays where it is.
- We make the changes you ask for, within the fair use in section 7.
- We answer you Monday to Friday, 09:00–18:00, and otherwise on the next working day. A broken site marked urgent is treated as urgent.
Your reservations, calendar, rates and guest messages stay in your booking system. The website sends guests to it; it never replaces it, and we never take a booking or a guest's money on your behalf.
3. The free preview and going live
We build a preview first, free. You have fourteen days to look at it and tell us what to change. You pay nothing until you have seen it and decided to go live, and there is no build fee.
Before anything goes live you confirm one sheet of your prices, times and policies. Where the law of the place you let in requires a licence or registration number to be shown, we do not publish the site until you have given it to us and confirmed it.
4. Plans and prices
You pay monthly, by how many properties you manage:
- Launch — up to five properties
- €59 a month. Your site on your domain, linked to your booking system.
- Growth — up to twenty properties
- €119 a month. Launch, plus area and offer pages, two more languages and a monthly summary of your visits.
- Pro — up to fifty properties
- €249 a month. Growth, plus a second brand on its own site and priority answers.
Over fifty properties, we agree a price with you directly.
The founding offer
For the first twenty companies we accept onto it: Growth at €99 a month instead of €119, with the assisted launch included. That price is held for your first twelve months; after that Growth costs its normal price. In return we ask for your honest opinion of the service.
Extras
Extras are one-off charges, added only when you ask for them:
- Assisted launch, €499: we set everything up, check every page and stay on the phone with you until the site is live.
- Photography, half a day, €350: you own the pictures outright.
5. Paying
Payment runs through Stripe. Your plan starts when your site goes live; from then on you pay each month through Stripe, and Stripe sends you the invoice and the receipt. Your card details are held by Stripe, not by us. Extras are charged on your invoice.
Prices are in euro. We are not registered for VAT, so no VAT is added to our invoices. If that changes, we will tell you before an invoice shows VAT.
You can see your plan, update your card and address, and download every invoice from your page with us.
6. How long it runs, and cancelling
Every plan runs for at least six months from when it starts, then month to month. The founding offer has a three-month minimum instead.
You can cancel at any time from your page with us. Your plan then ends at the end of the month you have already paid for, and your site stays live until that day. If you cancel before your minimum term is over, the remaining months of the minimum term are still due; we will contact you about them.
7. Changes, and fair use
Changes are included in every plan. Ask by email or on your page with us, in your own words. Nothing goes live until you say yes, and then it is live in seconds. Every version of your site is kept, any change can be undone in one step, and the site is backed up daily.
So that the service stays fast for everyone, we count changes per calendar month:
- Content — prices, texts, photos, what is shown or hidden
- No set limit; we treat about 100 a month as normal use.
- Look and layout — colours, fonts, the order of sections, spacing
- 10 a month on Launch, 25 on Growth, 60 on Pro.
- Custom work — a new page, a new section, a different arrangement
- 3 a month on Launch, 8 on Growth, 20 on Pro.
Going over is not a breach and costs nothing by itself: the request waits for a quick OK from us. We will either do it, suggest the plan that fits how you use the service, or quote a price for it before doing anything.
8. What is yours
Your content is always yours: your texts, your photographs and your property details. You can download them from your page with us at any time. Your domain is yours and you can point it anywhere.
The website itself — its design, its pages and the system that builds them from your booking system — is our service to you. It is not handed over as files; your content and your domain are.
Photographs that came from a booking portal belong to whoever took them or holds their rights, not to you or to us.
9. When you leave
Your site stays live until the last day you have paid for. After that we stop serving it, and your domain is yours to point wherever you like.
Download your content before then. Thirty days after your contract ends we delete your website, your photographs, your messages and your account with us. Invoices and the contract itself are kept for as long as bookkeeping law requires. Our privacy page says more about what we keep and for how long.
10. What we ask of you
- Your content. What you give us, or confirm, is accurate: prices, times, policies, descriptions. The facts on your site are your statements to your guests.
- Your photographs. You have the right to use every photograph and text you send us or ask us to use, and using them on your website does not infringe anyone else's rights.
- Licence numbers. Where the law requires a licence or registration number on your website, you give us the correct one and tell us if it changes.
- Your business. Your bookings, your guests, your booking system account and your taxes stay yours to run.
- Your domain. You keep your domain registered and paid for, and keep it pointed at us while you want the site live.
11. If something goes wrong
We build and run your site with reasonable care and skill, and we fix what is ours to fix as quickly as we can.
- We are not responsible for services we do not run, such as your booking system, your channel manager, your domain registrar or Stripe, or for their outages.
- We are not liable for indirect losses, such as lost bookings, lost profit or lost opportunities.
- Our total liability to you in any twelve months is limited to what you paid us in those twelve months.
- Nothing in these terms limits liability for death or personal injury caused by negligence, for fraud, or for anything else the law does not allow to be limited.
12. Taking payments from your guests
We are preparing a way for your website to take payments from your guests, through your own Stripe account. It has its own terms, which you will see and accept before you switch it on. Until you do, nothing in these terms involves your guests’ money.
13. The law that applies
These terms are governed by the law of England and Wales, and the courts of England and Wales decide any dispute about them. Before anything like that, write to us: most things are settled by a reply.
